Most of our plans meet the "prescriptive "requirements of the Uniform and International Building Codes- so the "engineered approach" calculations are not required.
Some of our plans, however, were designed with the "engineered approach" by our consulting Professional Engineer. This is usually done due to larger building size and/or irregularly-shaped buildings. The engineering calculations demonstrate structural soundness of roof structure, floor beams, and/or wind and seismic loads, aka " lateral " and are included for reference only and are not wet-stamped and signed. (Engineering licensing is state-by state)
There is much inconsistency within the many jurisdictions regarding engineering requirements. In many states areas with "agricultural" and other similar zoning have no requirements for engineering and the plans can be used as they are. Some jurisdictions accept "out-of-state" calculations for reference while others require the drawings and calculations be reviewed and stamped or created by an engineer licensed in your state. Before ordering "engineered plans" it is best to check with your local Building Department or Building Inspector as to their particular requirements.
